Terms and Conditions

By booking a stay at Caletta Bay View (calettabayview.com), you (the "Guest") agree to the following terms and conditions. These terms ensure a safe, legal, and comfortable stay for all parties.

1. Booking and Payments

  • Length of stay: A minimum stay of 6 nights is required, with a maximum allowable stay of 15 nights.

  • Payment Methods: We accept direct bank transfers only.

  • Security deposit: A security deposit of €400 is required at the time of booking. This will be refunded within 3 business days after departure, subject to a property inspection. Any damage to the apartment, furnishings, or linens/towels will result in a deduction from the deposit.

  • Confirmation: The booking is held for 48 hours and confirmed only upon receipt of the security deposit transfer.

  • Payment terms: The full rental amount is due 30 days (*) before the check-in date. For bookings made less than 30 days in advance, full payment is required at time of booking (security deposit plus rental amount).

  • Additional fees: of €15 per night for each adult guest (13+ years old) after 2 guests is applied.

* Only the date of receipt of the bank transfer or the date of receipt of the cancellation notice via email will be considered valid. Verbal or text message cancellations will not be accepted. Please note that bank transfer processing times may vary and affect the validity of your reservation.

2. Cancellation and Refund Policy

  • Full Refund: 100% refund for cancellations made at least 30 days (*) before the check-in date.

  • Partial Refund: 50% refund for cancellations made between 29 and 14 days (*) before the check-in date.

  • No refund: No refund for cancellations made less than 14 days (*) before arrival, for early departures, or in case of a no-show.

* Only the date of receipt of the bank transfer or the date of receipt of the cancellation notice via email will be considered valid. Verbal or text message cancellations will not be accepted. Please note that bank transfer processing times may vary and affect the validity of your reservation.

3. Legal Requirements (Italian Law)

Under Article 109 of the TULPS, we must register all guests with the Questura. You are required to send a copy of the IDs for all guests to registration@calettabayview.com at least 24 hours before arrival.

Failure to provide valid identification will result in the immediate cancellation of the booking without a refund, as we cannot legally host unregistered guests.

4. Check-in and Check-out

  • Check in time is available from 3:00 PM to 9:00 PM, unless different arrangements have been made. To ensure a smooth and warm welcome, please let us know your estimated arrival time.

  • Upon arrival at La Caletta, go directly to the apartment at Via Cala Luna 08029, La Caletta di Siniscola (NU). We will personally welcome you and hand you the keys.

  • To ensure a comfortable stay, please notify us promptly of any problems with appliances, cleaning of the premises, or any missing items.

  • The day of your departure we kindly ask that you vacate the apartment by 11:00 AM. Please follow the ‘A. Check-out Instructions’ section below.

5. House Rules & Property Care
Please take a moment to read the full apartment rules, which can be found in section ‘C. Apartment Rules’. Key highlights include:

  • We're aiming for 5 ★ reviews. Please let us know how we can earn your top rating.

  • Our apartment is a Pet-free e Smoke-free zone. To keep the apartment fresh and comfortable for all our guests (including those with allergies), smoking is not permitted inside, and we are unable to host pets.

  • The town operates a door-to-door daily waste collection system with strict recycling guidelines. We appreciate your cooperation in following these rules outlined in section ‘B. Waste Management & Recycling’.

  • Please note that Italian apartments have a 3kW power limit. Simultaneous use of high-power appliances (A/C, oven, laundry, etc.) could cause a power outage requiring an onsite reset.

  • Kindly note that the tap water is not safe for consumption.

  • When returning from the beach, please use the small shower located to the right of the stairs to rinse off any sand. This simple step helps prevent the main shower drain from clogging, ensuring a smooth and trouble-free stay for you.

6. Liability and Disputes

  • Caletta Bay View apartment is intended solely for tourist and holiday use. Commercial or retail activities during your stay are prohibited.

  • The guest is responsible for cleaning the apartment during their stay. It is necessary to keep the apartment clean, hygienic, and free of unpleasant odors. It is recommended to open the windows and activate the kitchen hood during cooking to promote ventilation. To clean the floor, please use the provided vacuum cleaner.

  • The apartment is not currently equipped for young children. At the moment we can't provide items such as cribs, safety gates, or outlet covers. Additionally, the furniture is not anchored to the walls, and we do not allow the installation of safety devices that may damage the furniture, walls, or fixtures such us safety cabinet latches or window guards.

  • To prevent fire hazards and smoke damage, the use of candles, incense, or mosquito coils are not permitted. Violation of this rule will result in a €150 fine, in addition to any costs for damages caused. To keep mosquitoes away, please use the electric bug lamp provided.

  • Parties, events, or gatherings are not permitted. Failure to comply with this rule will result in the immediate termination of your stay, the forfeiture of all payments made, and additional charges for any extra cleaning or damages.

  • Guests are responsible for any damage and/or theft to the apartment, property, or premises caused by themselves, their visitors, or other persons present in the apartment during their stay. This includes damage to rooms, furnishings, furniture, and equipment (such as towels, furniture, electronic devices, and kitchen utensils). We reserve the right to charge guests 120% of such amounts that we deem, at our sole discretion, necessary to cover the costs or expenses incurred as a result of damage and/or theft.

  • It is forbidden to drill holes in the walls or fixtures. Moving the furniture is also prohibited. We appreciate your cooperation in preserving the apartment’s condition.

  • Any disputes arising from these terms shall be governed by Italian Law and handled by the competent court in the Province of Nuoro.

Additional information

A. Check-out Instructions

  • Refrigerator and freezer: please completely empty the refrigerator and freezer.

  • Bed linen: There is no need to strip the beds. If the towels are wet, please hang them on the drying rack inside the apartment.

  • Dishwasher: load the dishwasher with appropriate dishes and start the washing cycle.

  • Garbage: you do not need to take the trash away with you, but we kindly ask that you do not leave any waste inside the apartment. Please ensure all final trash is sorted and placed in the appropriate outdoor bins before you leave. See section ‘B. Waste Management & Recycling’.

  • Make sure all windows and blinds (but the tall one in the kitchen) are closed.

  • Turn off all lights, TV, and air conditioning.

B. Waste Management & Recycling

The Municipality of Siniscola follows very strict recycling regulations. We kindly ask for your cooperation to ensure the cleanliness and upkeep of the property.

  • Inside the apartment: under the sink, you will find bins for general waste (secco) and organic waste. Bins for recycling (paper, plastic, aluminum, and glass) are also provided. Please do not place these indoor containers out on the street.

  • Daily collection: waste must be sorted and placed in the larger bins located outside (before the stairs, to the left of the small gate).
    According to the municipal calendar provided in the apartment, please place the correct bin at the curb between 10:00 PM the night before and 8:00 AM the morning of collection. Once emptied, please return the bin to its original place.

  • How to sort waste for curbside collection:

    • Plastic: place in a plastic bag (there is no specific rigid bin).

    • Paper & cardboard: place directly into the blue bin, without a bag.

    • Glass, aluminum & containers: rinse and place directly into the green bin, without a bag.

    • Organic waste: place in a biodegradable bag inside the brown bin.

    • Secco (all other waste): place in a bag inside the gray bin.

  • Upon Departure: you do not need to take the trash away with you, but we kindly ask that you do not leave any waste inside the apartment. Please ensure all final trash is sorted and placed in the appropriate outdoor bins before you leave.

C. Apartment Rules

  • To keep our towels and linens looking their best, please be mindful of sand, sunscreen, and other products that could permanently damage those.

  • Please note that Italian apartments have a 3kW power limit. Using multiple high-power appliances (A/C, oven, dishwasher, laundry machine, hair dryer) simultaneously could cause a power outage. In case of an outage, someone needs to come onsite to reset the breaker.

  • The veranda is for the exclusive use of our guests and is not shared with other residents. We kindly ask you to respect the privacy of our neighbors. Please keep in mind that the rear of the house and the garden below are private areas and are not accessible to guests.

  • Let's work together to conserve energy! Please be mindful of excessive energy consumption, such as running the air conditioning continuously or overusing appliances like the dishwasher and washing machine. Thank you for your support.

  • To ensure a comfortable environment for all our guests, including those with allergies, we kindly ask that you do not bring pets into the apartment.

  • We maintain a strictly non-smoking policy indoors (including e-cigarettes and vaporizers). Please be aware that the presence of smoke odors requires specialized cleaning treatments; this would result in the forfeiture of your deposit and the termination of your stay.

  • Please close the windows and lock the front door when you are away.

  • Please turn off all lights and appliances not in use when you are away.

  • Please use the drying rack for wet clothes and beach towels. This helps protect the wooden furniture and iron railings, while respecting the exterior appearance of the house.

  • We kindly ask you to avoid loud noises throughout the day. In particular, please observe quiet hours in the afternoon (from 1:00 PM to 3:00 PM) and during the night (from 12:00 AM to 7:00 AM). Thank you for your cooperation and consideration.

  • The activities and behavior of guests, outside the apartment in common areas, parking lots, or any recreational facilities, must always be reasonable and not disturb other residents.

  • To help us maintain a quiet and pleasant environment for everyone, we kindly ask you to respect the following hours for using the washing machine:

    • Monday to Friday: 8:00 AM to 10:00 PM

    • Saturday and Sunday: 9:00 AM to 10:00 PM

  • Parking is only permitted in the designated parking space for the apartment. Street parking is free.
